Homeowners must pay property tax annually – usually between €400 and €600, depending on location and tax rate. In addition, there are municipal fees for garbage collection, sewage, and street cleaning. These fixed expenses are unavoidable and should be factored into the annual budget.
Owning a home also brings responsibility. Homeowners insurance is therefore essential to protect against damage from fire, storms, or water leaks. In addition, contents insurance for your belongings and personal liability insurance are recommended. These policies often cost between €600 and €1,000 annually – a manageable sum that protects against significant financial losses in an emergency.
The ongoing operation of a house incurs costs for electricity, heating, water, and sewage. A family of four should often budget more than €2,000 per year for this – depending on the size, features, and individual consumption. Investing early in efficient technology, such as programmable thermostats or LED lighting, can significantly reduce these running costs.
One particularly unpredictable cost factor is the so-called street improvement charge. If the street in front of your property is being renovated by the municipality, you can quickly face costs in the four- or even five-figure range. These special levies often catch many property owners off guard – making it all the more important to set aside appropriate reserves.
